Custom Exteriors commercial roofing team was called to a massive industrial facility located in Windsor. Spanning over 195,000 square feet, this expansive roof presented several technical hurdles common to large-scale Northern Colorado commercial properties. The key issues this building owner was experiencing were:
- Negative Drainage: A critical Rooftop Unit (RTU) on the north side was experiencing water pooling (negative drainage), which threatened the integrity of the previous roof coating and the underlying structure.
- Complex Flashing Requirements: An RTU on the south side of the building required a custom extension over existing cap flashing to prevent leaks at the junction with the lower roof.
- Maintenance Debris: A commercial roof inspection revealed that the large surface area had accumulated loose debris that needed professional clearing to ensure proper water flow and membrane longevity.
Our Commercial Roofing Solution
To provide a long-term, weather-resistant solution for this Windsor business, our team implemented a high-performance 60 Mil White PVC membrane system. PVC was chosen for its superior chemical resistance, durability, and reflective properties, which help reduce cooling costs for large facilities.
Key Technical Improvements:
- Tapered Insulation for Positive Drainage: We utilized tapered ISO insulation to build up the area around the north side RTU. This re-sloped the deck, successfully converting negative drainage into positive drainage away from the unit.
- Heat-Welded PVC Installation: New PVC membrane was installed around the RTU sections with all seams precision heat-welded to create a monolithic, watertight seal.
- Custom Metal Fabrication: Our team custom-fabricated 26-gauge Dark Bronze counter flashing to extend the south side RTU over the adjacent lower roof, ensuring a seamless transition and superior moisture protection.
- Enhanced High-Traffic Protection: We installed significant runs of Gray PVC walkway tread. These walkway rolls were heat-welded into place to protect the new membrane in areas frequently accessed for equipment maintenance.
