The Loveland foothills are notorious for high winds and heavy snow. The existing roof system needed a complete overhaul to meet current safety and durability standards. Our detailed GAF Quick Measure report identified a total roof area of 2,514 square feet with a predominant 4/12 pitch, requiring a system that could handle significant moisture and snow shedding.

Premium Impact Resistance
For this specific home, we decided to perform a “cold roof” installation. This was a strategic choice due to the home’s vaulted ceilings and open soffits. By using High-Temp Ice and Water barrier throughout the entire roof surface (2,000 square feet), we created a superior moisture shield that prevents ice damming in the cold foothill winters.
Full Component Upgrade

The project involved replacing the entire roofing system, including the decking, to ensure long-term performance:
Decking: We replaced 63 sheets of OSB sheathing to provide a solid foundation. This replacement was required due to a spongy roof decking. In order to have a successful roof replacement, you need a solid starting point. If your roof decking is spongy due to water damaged or you have spaced decking, you should anticipate decking replacement with a new roof
Custom Metal Work: We installed matching green drip edges (90 and 120-degree) to protect the eaves and rakes.
Skylight & Chimney Restoration: We replaced two curb-mounted solar-shaded skylights and completely redid the chimney and headwall flashing for a waterproof seal.
